How Much Tile to Order — The Waste Factor Nobody Calculates Until They Run Out

Square footage is the easy part. What sinks tiling projects is ordering the exact area, discovering the waste factor mid-job, and finding the dye lot has changed. Here's how to calculate the number you should actually order.

The room measures 12 by 14 feet. That's 168 square feet. The tile comes in boxes of 15 square feet, so you need 11.2 boxes — call it 12 — and you're done.

Halfway through the second day you run out. The store has the same tile from a different production run, and it's perceptibly a different shade. The last two rows of your floor will not match the rest, permanently, and the only fix is pulling up work you've already done.

The calculation wasn't wrong. It was incomplete. Every tiling job produces waste, the amount is predictable, and the cost of ordering slightly too much is roughly nothing compared with the cost of ordering slightly too little.

Getting the Area Right First

Waste factors amplify measurement errors, so the base number has to be sound.

Measure the room, don't trust the plan. Take width and length at both ends and use the larger figure for each. Rooms are rarely square, and walls bow. A room that's 12'0" at one end and 12'3" at the other is a 12'3" room for ordering purposes.

Break irregular rooms into rectangles. An L-shape is two rectangles. A room with a chimney breast is a rectangle minus a small one. Calculate each and sum. The square footage calculator handles this and converts units if your tile is specified metrically and your room isn't.

Only deduct large obstructions. Subtract a kitchen island or a fixed bath. Don't subtract the footprint of a toilet or a small cabinet — you'll be cutting around them anyway and the offcuts are rarely reusable. Deducting small items is a common way to end up short.

Add wall areas separately. Wall tile and floor tile need separate calculations and separate waste factors, and they often come in different box quantities.

The Waste Factor, and What Drives It

The standard guidance is 10%, and standard guidance is right about half the time. The actual figure depends on four things.

Layout pattern. A straight-set grid parallel to the walls produces the least waste — 10% is usually right. A diagonal (45°) layout means every perimeter tile is cut on an angle and the offcuts are largely unusable: budget 15–20%. Herringbone and chevron are the worst, at 20–25%, because the pattern generates cuts throughout, not just at the edges. A running-bond or offset pattern sits around 12–15%.

Room shape and complexity. A plain rectangle is efficient. Every doorway, alcove, angled wall, column and built-in fixture generates cuts. A bathroom with a toilet, a vanity, a shower base and a doorway can easily exceed the nominal factor for its pattern.

Tile size relative to the room. Large-format tiles produce large, mostly unusable offcuts — a 24" tile cut to fill a 6" gap wastes 18". Small mosaic sheets waste very little because they can be cut between tiles. Counter-intuitively, larger tiles usually need a higher percentage.

Your own skill level. First-time tilers break tiles during cutting. A wet saw reduces this considerably compared with a manual snap cutter, particularly on porcelain. If this is your first job, add 5% to whatever the pattern calls for and consider it tuition.

The arithmetic. Base area × (1 + waste factor). For 168 sq ft in a straight-set pattern: 168 × 1.10 = 184.8 sq ft. Diagonal: 168 × 1.18 = 198.2. Herringbone: 168 × 1.22 = 205. That's a 20 square foot spread — more than a full box — driven purely by the layout.

Boxes, Not Square Feet

Tile is sold in boxes, and this changes the answer again.

Always round up to whole boxes. 184.8 sq ft at 15 sq ft per box is 12.32 boxes, so order 13. You cannot buy a third of a box, and the rounding is not waste — it's the attic stock discussed below.

Check the box coverage, don't assume. Coverage varies by tile size and is printed on the box. Two boxes of the same nominal tile from different manufacturers can differ by a square foot or more.

Confirm every box is the same dye lot or batch. This is the failure that ruins finished work. Ceramic and porcelain colour varies measurably between production runs. Check the lot number on every box at the point of purchase, and if the store is splitting your order across lots, resolve it before you start rather than on day two.

The Attic Stock Argument

Beyond the waste factor, order an extra box you don't intend to use, and store it.

Tile gets discontinued. Manufacturers rotate ranges every few years. A cracked tile in year six, from a discontinued line, means either an obviously mismatched repair or re-tiling the room.

Dye lots can't be matched later. Even where the tile is still made, a new production run won't match the old one exactly. The only reliable source of matching tile is the original order.

The cost asymmetry is extreme. One extra box might be $40–$80. Re-tiling a bathroom because you can't match a single cracked tile runs into the thousands. This is one of the cheapest insurance policies in home improvement.

Store it properly and where it'll be found. Flat, dry, and labelled with the room and the date. In the loft or garage, not leaning against a garage wall where it'll get knocked over.

The Materials Everyone Forgets

The tile itself is usually well under half the cost of a tiling job, and the supporting materials get ordered in a panic mid-project.

Thinset or adhesive. Coverage depends on trowel notch size and tile format. Large-format tiles need a larger notch and consume substantially more adhesive per square foot than the bag's headline coverage suggests. Large tiles also generally require back-buttering, which increases consumption again.

Grout. Consumption depends on tile size, joint width and tile thickness — narrow joints between large tiles use very little; wide joints between small tiles use a lot. Manufacturer coverage charts are reliable if you have all three figures.

Backer board, membrane, spacers, sealant and trim. Backer board comes in fixed sheet sizes, so calculate its area separately and round up. Uncoupling or waterproofing membrane needs its own area calculation plus overlap allowance. Spacers, edge trim and a matching sealant for the perimeter joint all get forgotten.

Blades and mixing. A wet saw blade wears; porcelain wears it faster. Have a spare.

Before You Order

Measure twice, use the larger figures, and calculate the area properly. Use the square footage calculator for irregular rooms rather than doing it in your head.

Pick the waste factor from your actual pattern, not from the generic 10%. Diagonal and herringbone layouts genuinely need what they need, and the number is decided the moment you choose the pattern.

Convert to whole boxes, round up, then add one more. Check dye lots on every box before leaving the store, and calculate the adhesive, grout and backer board with the tile calculator at the same time — not on the second morning.

The difference between a job that finishes cleanly and one with a visible mismatch in the last two rows is usually one box of tile ordered at the start. It's the cheapest decision in the entire project.
