The VA loan math

VA funding fee ranges from 1.4% to 3.6% of the loan depending on down payment, first-use vs. subsequent-use status and military category. Can be financed into the loan or paid at closing.
Worked example
$350,000 home, 0% down, first-use regular military, 2.15% funding fee: loan = $350,000 + $7,525 = $357,525. At 6.5% APR over 30 years: monthly P&I ≈ $2,260. No PMI required, no down payment required.

Who is eligible for a VA loan?
Veterans, active-duty service members (after 90 days), National Guard/Reserves (after 6 years or 90 days active), and surviving spouses of service members who died in service or from a service-connected disability.
Can I get the funding fee waived?
Yes — veterans receiving disability compensation, surviving spouses receiving Dependency and Indemnity Compensation, and active-duty Purple Heart recipients are exempt from the funding fee.
How many times can I use my VA benefit?
